The seven vendors in detail
1. Sensgreen โ IAQ SaaS via Envida UAE distributor
What it does: IAQ monitoring SaaS with sensors aimed at smart buildings, smart malls and large mixed-use districts. Multi-property dashboards for developers and ESG reporting.
UAE fit: Distributed in UAE via Envida Environmental. Public references include large district deployments. Architecture is BACnet / Wi-Fi rather than LoRaWAN โ works fine for cabled buildings.
When Sensgreen is the right call: You operate or develop large mixed-use districts with existing BACnet infrastructure and want a SaaS layer specifically for ESG dashboards across many buildings, and you already work with Envida.
2. Kaiterra โ commercial IAQ with Dubai presence
What it does: Commercial-grade IAQ monitoring for developers, consultants and building operators across UAE, Saudi Arabia and Qatar. Multi-protocol sensors (Ethernet, Wi-Fi, Modbus, BACnet) integrate into BMS and ESG dashboards in large projects.
UAE fit: Explicit Dubai-based team and regional sales support. Used in Grade-A offices and master-planned developments. Public pricing not on the Kaiterra website; third-party device roundups suggest Laser Egg+ Chemical around AED 600 and Airthings View Plus around AED 1,200 (device level, not service).
When Kaiterra is the right call: You need deep BMS integration (BACnet / Modbus) in a Grade-A office tower and want a vendor with strong references in master-planned developments.
3. MAGENTA โ UAE IAQ services with compliance positioning

Pricing transparency observation
Of the seven vendors reviewed, WOLKIS is the only one that publishes per-site service pricing on its own website. Airthings publishes per-device pricing but for the consumer / standalone-business profile rather than service contracts. All other vendors use quote-based pricing.
Where pricing transparency matters most: schools, mid-size hotels, mid-size office portfolios, and any procurement function with a fixed evaluation calendar. Published pricing typically shortens evaluation cycles by 2-4 weeks because Finance and Procurement can build a budget case before a vendor sales call.
