Why does my apartment smell musty?

The short answer: a musty smell is almost always a moisture problem before it is a mould problem. In Dubai the chain is usually the same: humid outdoor air, air conditioning, weak ventilation → condensation somewhere you cannot see → damp material → that smell. The smell is your earliest warning, and it often arrives before anything is visible. The fix starts with finding where the moisture comes from — and the honest way to do that is to measure, not guess.

In May 2025 Dubai Municipality issued DM-HSD-GU142-MRC2, its first dedicated guideline on mould remediation and control. Its moisture-control section instructs: maintain indoor relative humidity below 60%, ideally between 30 and 50%.

Read that as a ceiling rather than a target. Below it, the argument is about comfort. Sustained above it, the argument is about whether your apartment is incubating something. And “sustained” is the word that matters — a single reading on a phone-sized hygrometer cannot tell you whether the bedroom corner sat above 60% for six hours last night.

When “musty” means mould

Treat these as escalation signals:

Visible mould is the late stage. The conditions for it — humidity staying high, surfaces staying damp — exist for weeks or months first. That window is the whole reason measuring beats guessing.

Measure first, then fix

A cheap hygrometer tells you the humidity in one spot at one moment. What you need to know is different: does humidity in the risk spots stay high for hours at a time, and when? That pattern, not a single reading, is what predicts mould.

Continuous monitoring answers it: temperature and humidity logged around the clock in the places mould starts, so instead of “it smells musty sometimes” you get “the bedroom wall corner sits above 60% every night between 2 and 7 am.” The first is a complaint. The second is a fixable problem — and if the conversation becomes a dispute with a landlord or building management, a sealed, timestamped record is evidence rather than an opinion.

Honest scope. Sensors do not detect mould. They measure the conditions that permit it: sustained relative humidity above 60%, temperature, and dew-point margin at the sensor location. Confirming a colony takes visual inspection and laboratory sampling. Sensors buy you the weeks between cause and colony — that is the claim, and we will not stretch it.
